The development of the first phase of H2Offices has been completed recently. Skanska's tenth building in Hungary sets new standards on Budapest's Váci office corridor with its sustainable and intelligent features, enhancing a connection with nature for people using the building and neighboring community. The first phase offers nearly 27,000 square meters of leasable space on eight aboveground floors and three underground parking levels. The demand towards future-proof energy-efficient prime offices remains solid, and five tenants have already decided to lease office space in the building.
Skanska's latest project, H2Offices reached a significant milestone: the first phase of the office complex has been completed recently. The nearly 27,000 square meter office building is the company’s most recent state-of-the-art development in Hungary to date.
The new office development is located in the heart of Váci office corridor, at the intersection of Váci and Dózsa György roads, on the plot of the former headquarters of Budapest Waterworks. The project's name pays homage to such heritage and leads to the concept of the project: creating proximity to nature. Several solutions serve this purpose, such as creation of a multi-functional landscaped garden between the three planned buildings. In addition, the green terraces on the top floors, the bright and airy interior spaces, and the panoramic running track on the roof of the building will also contribute to enhance the connection between urban lifestyle and closeness to nature.

Skanska has been consistently implementing sustainable development goals for years. The company intend to reduce its carbon dioxide emissions by 70% by 2030, and according to measurements, they are right on track to achieve this goal. H2Offices will be the developer’s most advanced building in Hungary in this regard as well.
“H2Offices complex was designed in accordance with ESG principles, taking into consideration the environment and the well-being of the community from the planning to its final implementation. The building has a number of features that reduce the environmental impact. One example is the use of façade elements made from recycled materials. H2Offices is characterized by energy efficiency in lighting (37 % less energy use), temperature control, and smart water management use (resulting 40% savings), this way also supporting optimization of maintenance costs. - said András Ábrahám, Project Director of Skanska's commercial development business unit in Hungary.
The well-being of the people working here is ensured by large green areas, maximized daylight, excellent air quality, natural materials, healthy dining options around, and the aforementioned running track on the roof of the building. The company also supports the spread of alternative forms of transportation with a large bicycle storage area equipped with showers, lockers, and charging options for e-cars and e-bikes. Maintaining health and ensuring the safety of those using the building is also assisted by touchless solutions and the smart building system.
H2Offices has already secured five tenants, including serviced offices provider DBH, logistics company Orbico Hungary and a high-quality canteen.
Skanska aims to obtain LEED, WELL, WELL Health & Safety certifications and Access4You accessibility certification for the building. The architectural design concept was created by Danish Arrow Architects, with general design work developed by Studio IN-EX and landscape design by Lépték-Terv.
